Brandon is split by the Assiniboine River and by character. Each area has its own feel and price range. Here is a working map of Brandon's main neighbourhoods and what to expect.
Downtown / Central
Older homes, walkable to shops and city services. Some restored character homes, some rougher rentals. Most affordable rents in the city. Mix of long-time residents, students, and short-term tenants. Good for people who don't want to drive everywhere; less ideal for families wanting yards.
East End
Established residential, lots of bungalows and 2-storey family homes, mature trees. Schools, parks, decent grocery access. Mid-range pricing. Popular with families.
North Hill
North of the Assiniboine River. Mix of older homes near the river and newer builds further north. Some of Brandon's nicer suburban areas (Linden Lanes, Riverheights). Good schools. Higher price range.
West Brandon
West End and beyond — older homes, blue-collar history, more affordable. Closer to Maple Leaf and the industrial corridor. Mix of long-time residents and newcomers.
South Brandon / new developments
South side has the newest residential developments — Brookwood, Southeast, expanded subdivisions. Newer construction, larger lots, family-oriented. Higher price points but newer build means lower maintenance.
Rural-adjacent areas
Just outside city limits: acreages, hobby farms, small communities (Shilo, Forrest, Wheatland, Carberry). If you want acreage and don't mind a 15-30 minute drive to amenities, this is where to look.

- Starter homes: ~$200-280k
- Mid-range family homes: ~$280-450k
- Upper-end / new build: ~$450-700k+
- Rent 1-bedroom: ~$800-1,200
- Rent 2-bedroom: ~$1,100-1,500
- Rent 3-bedroom house: ~$1,400-2,000

- Flood zone status (parts of Brandon flooded in 2011, 2014)
- School catchment for your address (BSD site)
- Snow removal expectations (some streets are last-priority)
- Manitoba Hydro for typical utility cost in the home
